HomeMy WebLinkAboutCT 93-09; Ocean Bluff; Tentative Map (CT) (50)City of Carlsbad Planning Department June 5, 1995 Deborah Lee California Coastal Commission 3111 Camino del Rio North, Suite 200 San Diego, CA 92108 SUBJECT: TENTATIVE MAP CT 93-09 - OCEANBLUFF Dear Deborah: The subject project is located in the southwest quadrant of the City within the Zone 20 Specific Plan area and consists of 108 units on 30.2 developable (unconstrained) acres at a density of 3.6 dwelling units/acre. The project is subject to the Mello II LCP and General Plan RLM land use designation allowing a variety of overall housing types as long as the overall density does not exceed 0-4 dwelling units per acre. The parcel was annexed into the City hi 1985 with a L-C (Limited Control) designation required by the City's Zoning Ordinance. In order to develop consistent with the City's General Plan and Mello n Land Use designation, the parcel requires a zone change to R-l. The Planning Department has determined that the R-l zone is consistent with and would implement the Mello n LCP and will require the approval and issuance of a coastal permit only subsequent to the approval of the project by the City Council. Please notify the Planning Department by June 19, 1995 if you disagree with this determination so that we can notify the applicant.
