As you can see, the total build out yield is less than 70 units. This amount of traffic would not create a significant burden on the Ocean Bluff collector circulation system. In fact, the total traffic volume generated by the 106 Ocean Bluff units, plus those on the five identified properties, is approximately 1700 ADTs, well below the City's residential collector threshold of 5000 ADTs. As for the issue of continuity, it should be noted that due to environmental constraints along the Ocean Bluff western property line, there is very limited opportunity for inter project connections. The tentative map on file with the City shows a westerly connector in the only location known to be acceptable for this purpose.
