"7 •*"(.*") .«Ms. Anne Hysong '^'34 Assistant Planner City of Carlsbad , » ' ' . 2075 Las Palmas v * '-o * Carlsbad, Ca. 92009 Dear Anne: Enclosed please find the following items in response to comments provided during the on going review of the Ocean Bluff project, CT 93-09: • Additional biological survey information relating to the placement of the desiltation basin and related structures and access. • A letter from the project biologist regarding secondary access impact on potential open space corridors. • Colorized 100 scale mapping (same scale as tentative map) exhibits showing grading limits in the area of the remainder parcel in relationship to vegetation and slopes • Proposed condition wording relating to view impacts from Palomar Airport Road; hazardous materials; Fish and Wildlife Service consultation; biological buffer restrictions; structural setbacks along Poinsettia Lane; Trail System easements: • Four prints of the revised landscape plan. The basin location, fire suppression areas and plant pallette have been revised to address issues raised during the review process. • Four prints of the revised tentative map showing basin location, open space areas, D street temporary opening to Black Rail,; pedestrian access to Black Rail; all wall locations; eastern drainage solution. • Four prints of Site Sections and Street Profiles. • Four prints of the emergency secondary access alignment with stationing, grades and connection to Camino de las Ondas. o Ms. Anne Hysong May 11, 1994 Page - 2 • Letter from project engineer addressing D Street temporary connecton to Black Rail and secondary access requirements. • One copy of noise study addendum. • One copy of the updated affordable housing submittal. The open space issue along Poinsettia Lane is being addressed under separate cover. Requests for preliminary access, grading and drainage permission are being reviewed by affected property owners and will be provided within the next few weeks.
