Improvements to include curb, gutter, sidewalks 3. 32' wide section along Poinsettia along ultimate alignment 4. Slopes landscaped with non- irrigated hydroseed. 5. Improvements to serve SW portion of project to be placed within a 60' ROW 6. Receive a fee credit for any off site improvements to Poinsettia. 7. Alternative options for secondary access are possible 3. D St. needs to be open until Poinsettia is built. 4. Will not support an interim 30' easement. 5. A phased grading plan needs to be submitted. 6. Or phase construction after grading of entire site with one final map. 7.
