Re: Phasing of tentative map.
Dear Eric,
Per our meeting on 7/7/94, we are providing this letter to summarize our request to phase the
recordation of tentative map CT 94-1 pursuant to map condition #34.
Generally we wish to record a final map in two phases:
Phase I- includes lots 1,2,3,4,5,6,7,8, and 10.
Phase II- includes lot 9 only.
All conditions of CT 94-1 will be satisfied with Phase I, with all subdivision improvements and
bonds being posted by the property owner of Phase I (Kaiza Poinsettia). The owners of Lot 9
will issue a permission to grade letter acceptable to the city allowing the first phase to grade lot
9 pursuant to the grading plans of CT 94-1. Phase II would be finalized and recorded
independent of Phase I.
The primary purpose of our request to phase CT 94-1 is to allow Kaiza Poinsettia to act as the
sole responsible developer on any subdivision improvement agreement because Kaiza v/ill
finance all improvements. In addition, Kaiza wishes to control the recordation of the final map
for property that it owns. (Lot 9 is jointly owned by Kaiza and Seabluff Associates).

We feel that our proposal should be considered to be in substantial compliance with CT 94-1 and
condition # 34. We are simply requesting to phase the recordation of the map but not its
improvements. All improvements will be constructed with Phase I. If the City is in agreement
we will revise the final map to reflect Phase I and Phase II. Please do not hesitate to call with
