Please find attached, our check for $9.00 payable to the County Recorders Office. 2. The size of the lots are now reflected on the map. 3. We have contracted with Gordon Bricken & Associates to prepare the required Noise Study. We are estimating ten (10) days to complete. 4. The proposed zoning designation on the map has been deleted. 5. Attached please find our colored renderings. We are in hopes that this is adequate for your review. 6. Attached is our Architectural Guideline Compliance Summary. ENGINEERING: 1. Lot areas have been placed on the map. 2. Top and bottom elevations of fences, wall and retaining walls have been added. 3. We have added additional topo, also refer to Hydrology Study. 4. We have added more flowline grades to the plans. 5. No recreational areas are proposed. ADDITIONAL ENGINEERING ISSUES: 1. Bob Coates from Carlsbad Municipal Water District has agreed to a 12.5 foot sewer easement. We have attached his correspondence confirming this. 2. The yard drains were only shown to prevent water from flowing over the public sidewalk. 3. However, since we are proposing single family dwellings with adequate rear yards, it is our feeling that this type of open space is more desirable and satisfying, than the 200 sq. ft/unit of common area. We would therefore request your consideration of this. 4. Attached please find our Landscape Plan with its proposed fence details shown. 5. We are providing the three off-street parking spaces as required. We would like you to consider the use of turf block or concrete wheel strips for these parking spaces to help cut down on the amount of concrete that will be required in the front yard.
