CT 94-04, PUD 94-03, POINSETTIA SHORES PLANNING AREA A-1
we have reviewed the last submittal. we have identified some issues that need
resolution. When these issues are resolved we will be able to finalize our conditions of
approval that have already been drafted. The issues follow:
1. The elevations of the pads adjacent to Area B-1, Lot 5 average approximately five
feet above the Area B-1 elevations. No slope or retaining wall is shown on either
this tentative map or the last submitted TM for are B-1. we will not be able to
support a resolution that has a slope on the existing drainage easement between
the two areas.
2. Show a method of obtaining fail safe overflow from the northwest corner of this
project, it appears that street "B" in Area B-1 will need to be the fail safe path for
overflow from this project, Area A-1. Also it appears that failsafe overflow for
Area B-1 will need to be the railroad right-of-way. A hold harmless agreement
regarding drainage will be needed for both areas.
