HomeMy WebLinkAboutCT 94-04; Poinsettia Shores PA 1; Tentative Map (CT) (23)December?, 1994 TO: ERIC MUNOZ, ASSOCIATE PLANNER FROM: Associate Engineer VIA: Principal Land Use Engineer PROJECT ISSUES STATEMENT POINSETT1A SHORES PLANNING AREA A-1, CT 94-04/PUD 94-03 The Engineering Department has completed its review of the resubmitted project application for completeness and engineering issues. The application and plans submitted for this project are now complete for the purpose of continued engineering review. The project does contain some engineering issues or concerns which remain to be resolved by the applicant. All engineering issues should be fully resolved or addressed prior to resubmittal of the project for our review. The outstanding engineering issues or concerns are as follows: 1. Indicate the height and materials of all proposed walls. Indicate top, bottom, and worst condition elevations at both ends and in the middle of the wall. 2. Several lots show the proposed sideyard drainage swales located less than 5' from the buildings. The City requires that finish grading provide a minimum positive drainage of 2% to swale 5' away from a building. This issue may be resolved by having the Soils Engineer prepare a letter that indicates their approval of the proposed drainage design. 3. Driveways for all lots must be plotted on the tentative map. 4. Stopping sight distance of 300' is to be plotted, as opposed to the 200' stopping sight distance presently shown on the tentative map. In order to maintain a 300' stopping sight distance, it may be necessary to limit the height of walls and landscaping on certain lots. 5. Indicate the street name of the entry street and provide its typical street section. 6. As this project is to "stand alone", this tentative map will have conditions of approval requiring installation of improvements including drainage, sewer, utilities, and street improvements. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review. If you have questions regarding any of the comments above, please contact me at extension 4380.
