Request for the approval of a Local Coastal Plan Amendment, Master Plan Amendment, Tentative Tract Map, Planned Unit Development Permit and Coastal Development Permit to construct a 90 unit, multi- family, attached condominium project and associated recreational facilities on a pregraded 8.2 acre site located in Planning Area 19 of the Aviara Master Plan. The City of Carlsbad has conducted an environmental review of the above described project pursuant to the Guidelines for Implementation of the California Environmental Quality Act and the Environmental Protection Ordinance of the City of Carlsbad. As a result of said review, a Mitigated Negative Declaration (declaration that the project will not have a significant impact on the environment) is hereby issued for the subject project. Justification for this action is on file in the Planning Department. This amendment is being proposed by Brehm Communities and is currently under review. This notice hereby opens a six week review period after which the Planning Commission and City Council will consider all comments and act on the proposed amendment. The Planning Commission hearing is expected to take place in December 1998, and will be duly noticed. The City Council hearing is expected to take place in January or February 1999, and will be duly noticed. PROPOSED LCP AMENDMENT SUMMARY LCPA 97-10 - Brindisi Planning Area 19 The Aviara Master Plan serves as the implementing ordinance for a portion of the Mello I Segment of the Local Coastal Program. Therefore, the proposed amendment to the Aviara Master Plan also constitutes an amendment to the Local Coastal Program.
