Holzmiller Planning Director City of Carlsbad 2075 Las Palmas Dr. RECEIVED Carlsbad, CA 92009-1576 SUBJECT: CT 98-12-MAGNOLIA GARDENS DEC 1 1 1998 CITY OF CARLSBAD Dear Mr. Holzmiller: PLANNING DEPT, Please accept this letter as our resubmitted "needed items to complete the application" as requested in your letter of November 13,1998. A copy of your letter is attached for review and this summary is in item by item order consistent with your letter. The Map has been significantly revised in close consultation with Steve Jantz of Engineering and Don Neu of your staff. Planning: 1. Enclosed please find a check in the amount of $2,670.00 for the Site Development Plan Fee. Engineering: 1. Improvements to Magnolia and Valley Streets have been shown on the Tentative Map. 2. Is advisory, no correction needed by developer. Will be a condition of the Map. 3. Is advisory, no correction needed by developer. Will be a condition of the Map. 4. As discussed on November 24 and December 2, 1998 with City staff, Street "A" has been extended north to provide additional access to a public street for the property owner along our northern boundary 5. Handicap ramps at street A and Magnolia will be a condition of the Map. 6. Sewer and water facilities will be available to the property owner to the north of our project. 7. The existing inlet that presently accepts the drainage from the property along the northern boundary will be moved as shown on the Tentative Map. Any required adjustments to this inlet will be made during final engineering. The Tentative Map shows the relocation to the inlet at the intersection of A St. and Magnolia. 8. Is advisory, Will be a condition of the Map. The drafting of the Tentative Map has been adjusted. 9. Enclosed is the original check print. Is advisory, no correction needed by developer. Can this be hand written at the time it is submitted? 2. The notes have been changed to reflect the "RLM" designation. 3. The front yard setback for lot 9 will be measured from the public street. 4. The hallway door closest to the second dwelling unit only exists when this plan is built as a standard plan with the additional bedrooms included in the main house. 5. There is only one signature required as Mr. Aguilera has passed on. Attached is the required documentation from the Title Company indicating that Ms. Aguilera may sign the Public Facilities Agreement. Please accept this package and deem the application complete.
