Listed below are the item(s) still needed in order to deem your application as complete. This list of items must be submitted directly to your staff planner by appointment. All list items must be submitted simultaneously and a copy of this list must be included with your submittals. No processing of your application can occur until the application is determined to be complete. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, August 25, 1998, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new applicatron must be submitted. A Site Development Plan application and the associated fee is required pursuant to Section 21.53.120 of the Zoning Ordinance to demonstrate compliance with the affordable housing requirements of the City of Carlsbad. Plans for a proposed second dwelling unit were submitted however, the required application fee listed in item number 1 of the original incomplete application letter has not been submitted. Please submit the required Site Development Plan application fee. Engineering: 1. 2. 3. 4. 5. 6. 7. 8. 9. The tentative map must show proposed street improvements to both Magnolia and Valley Streets. The tentative map shows drainage and street improvements on adjacent property. Dedications for proper easements will be required as a condition of the final map. Street A and Valley Street will be required to be dedicated and constructed to engineering standards to include paving, curbs and gutters, sidewalks and street lights. Due to the need to provide public access to the lot adjacent to the northerly boundary of the proposed subdivision, Street A must be extended northerly. The configuration of the cul-de-sac bulb can be modified to reduce the impact of lots 8 and 9. Provide handicap ramps at the curb returns at the intersection of Street A and Magnolia Avenue. Both sewer and water facilities will be required to be extended to service future development of the parcel along the northern boundary of the proposed subdivision. Based on the proposed grading and topography of the parcel along the northern boundary of the subdivision, an inlet will be required to drain th.at parcel. The inlet at the intersection of Street A and Magnolia Avenue will need to be relocated. Top of driveway flare must be a minimum of 3’ from projected property line. Attached is a red-lined check print of the proposed project for the applicants use in making the requested revisions. This check print must be returned with the project revisions to facilitate continued staff review. ISSUES OF CONCERN Planning: 1. A Site Development Plan application number will be assigned at the time the required fee is paid. The application number will then need to be added to the project plans. 2. On the notes section found on sheet 1 of the tentative map please change the existing and proposed land use designation to “RLM”. 3. Revise the front yard setback on Lot 9 to be 20 feet measured from the proposed private road easement. 4. Delineate the limits of the proposed second dwelling unit on the floorplan and delete the hallway door closest to the second dwelling unit ‘bedroom. 5. The original Public Facilities Agreement has been returned by the City Attorney’s Office for additional signatures. Because of the joint tenancy ownership two signatures are needed. Enclosed is the original agreement. Please submit a new agreement containing all required signatures.
