RE: Magnolia Gardens, 1st Preliminary Plan Check.
Dear Larry:
The following is our response to your plan check comments dated 1/28/99.
Comment 1: Pad elevation for all lots have been added.
Comment 2: Planting for all slopes are now consistent.
nment 3: Street trees have been provided per landscape manual requirements with the
exception of the "private lot" on the north east corner of Magnolia Avenue and 'A'
Street. The reason for this is, there will have to be some off site grading for the
construction of 'A' Street. The owner has granted permission for the developer to
grade onto this private lot. Since all of the slope irrigation and maintenance of our
project will be by the individual homeowner (no HO A), there will be no maintenance
entity or water meter for this slope. The planting of street trees and their
maintenance should be the responsibility of the "private owner" once this site is
developed. This said lot is not a part of the project.
Comment 4: Have added an additional street trees along Valley Street.
Comment 5: Have revised planting legend per your comments.
