HomeMy WebLinkAboutCT 98-14; Thompson/Tabata; Tentative Map (CT) (157)CONSULTING March 26, 2003 JN 10-102194 Mr. Clyde Wickham City of Carlsbad 1635 Faraday Avenue Carlsbad, CA 92009-4387 Subject: Substantial Conformance Site Plan, Carlsbad Tract 98-14 Dear Mr. Wickham: In response to the letter issued to Standard Pacific from the City's planning department titled "PRE 03-01- THOMPSON/TABATA ARCHITECTURAL REVISIONS" on February 5, 2003, we are submitting mylars to be stamped "Consistency Determination" and signed by the Planning Director. As requested by the Fire Department in the aforementioned letter, we have made some modifications to the Affordable Housing turn- around and fire hydrant placement. Greg Ryan of the Fire Department has reviewed and approved the revised layout. In addition to the requested changes, we have made some additional revisions to ensure that the substantial site plan is consistent with the grading and improvement plans currently in process with the City. Listed below are the additional changes that were discussed in the meeting held at the city on March 5,2003 with Mike Grim. Sheet 4 of 8 Change: Sheet 4 of 8 Change: Sheet 5 of 8 Change: Sheet 5 of 8 Change: Back yard retaining walls were increased in height by (2') vertical feet for lots 98-107. This increase was necessary because the pad difference between lots 86-97 and lots 98-107 were increased by (1') vertical foot from the original TTM. Additionally, the original TTM did not account for a 1' berm at the top of slope. The retaining wall along the line of sight at lot 85 was increased from (2') vertical to (3') vertical. This change was required because the original TTM did not account for a 1' berm along the top of slope. The retaining wall in the side yard of lots 80 & 82 were increased from (T) vertical to (3') vertical. This change was required because the original TTM did not account for a 1' berm along the top of slope. The retaining wall in the back of lot 199 was increased from (2') vertical to (4') vertical. This change was required because the original TTM did not account for a 1' berm along the top of slope. The pad elevation of lot 159 was changed from 222.7 to 223.7. This change was required because of a typo on the original TTM. The side yard set backs for lots 31-34 were revised from the original red-lined version of the substantial conforming site plan. This change was required because the house relocations were inadvertently left off of the original redline. The pad elevation of lot 18 was changed from 245.2 to 246.2. This change eliminated the need for a wall along the side yard property line. The retaining walls throughout the affordable housing area were revised to match the current layout approved by the fire department. The retaining walls at the back of lots 138-141 were increased from (5') vertical to (6') vertical. This change was required because the original TTM did not account for a berm at the top of slope.
