The letters describe the work to be done, the impact to each owner's property, and the remedial steps to be taken by Standard Pacific to restore the affected areas of the private property. The signatures of the owners indicates their approval of the private property improvements and their awareness of the work to be conducted within the public ROW of Alyssum Road. Jayne Copies to: File HOMES April 3, 2003 Mr. and Mrs Wolkenstetn 960 Alyssum Road Carlsbad, CA 92009 Subject Alyssum Road Improvements Improvements to Private Residence Dear Mr, and Mrs Wolkenstein: As a follow up to our onsite meeting, I have enclosed a few exhibits and documents that we discussed. ! have included a copy of the improvement plan, which shows the alignment of the newcu! de sac and the grading adjacent to the cul de sac for our project. I labeled the map to show you the existing versus the proposed construction Also included is a copy for your files of the proposed landscaping plan, which shows the additional turf area behind the new sidewalk, the new concrete driveway, and the new walkways (will extend to the existing fence return near the garage) on your property. The changes will require the approval of the Vista Pacifica's Homeowner's Association. Please sign the attached copy so that I can submit the plan with your approval Also, please note the driveway at the end of the cul de sac is for emergency purposes only, in favor of the City of Carlsbad, This driveway will be blocked off with either bollards or bollards and chains, whatever meets the City's requirements We have determined we can start grading from our site toward the cul de sac, and will try and leave the existing street as along as we can. However, the existing block wall will have to be removed so that we can grade the site. We will have to place some temporary chairs link fence, w/a plastic screen mesh, to be determined in the field, to separate the construction from the existing homes. When the road has to be removed, we will place gravel or base down for a path of travel for you and the adjacent neighbor. When we pour the curb, there will be 2 to 3 days of cure time where you will not have access to your garage Likewise, when we pour the driveway and sidewalk, we need the concrete to cure for about 3 days, again you will not have access to your driveway. We have to pour the curb first, and then pave the street. The driveway will be poured last We apologize in advance tor the inconvenience, but the concrete has to cure for a certain period of time.
