HomeMy WebLinkAboutCT 98-14; Thompson/Tabata; Tentative Map (CT) (19)- City of Carlsbad February 5,2003 Standard Pacific Homes Suite 200 5750 Fleet St Carlsbad CA 92008 SUBJECT: PRE 03-01 - THOMPSON/TABATA ARCHITECTURAL REVISIONS The Planning Director has completed a review of your application for a Consistency Determination for the proposed architectural and site plan revisions for the ThompsonRabata project (APN: 214-140-44; 214-170-09, -36, 46, 58, 59, -73 to 77, as they relate to the approved Site Development Plan and Planned Unit Development Permit (SDP 99-06/PUD 98-05). The proposed revisions, included in the attached exhibits, involved the following: 1. Revisions to the exterior of the proposed single family homes, including changes to the roof line and alterations of window and door locations; 2. Revisions to the floor plans of the proposed single family homes and the proposed affordable condominiums, totaling less than 10 percent of the approved floor a rea; 3. Revised location of the proposed trash enclosures for the affordable housing site. After careful consideration of the circumstances surrounding this request, the Planning Director has determined that the application qualifies for substantial conformance with the approved permit and therefore, approves Revisions No. 1 and 2 above based on Planning Director Administrative Policy No. 35. Please note that the proposed relocation of the trash enclosures (Revision No. 3 above) is not approved as submitted. Following are comments from the Fire Prevention division of the Fire Department: 1. Please review the attached standard for compliance with access standards. The engineer of record must demonstrate compliance with turning radius st a nda rd s. 2. The applicant shall be required to submit plans that indicate the proposed placement of fire hydrants. The applicant shall ensure substantial compliance with Article 9, Appendix Ill-B of the California Fire Code. 3. The proposed drive land for the affordable housing area shall be marked as a Fire Lane throughout. The proposed clear width can accommodate parallel parking on one side, yet enforcement shall become the responsibility of the HONManager. As such, any proposed parking in the “Fire Department” turnaround shall not be allowed. Once the trash enclosure issue is resolved, please submit two (2) blueline copies (24 X 36”) of all applicable exhibits for the project file and a reproducible 24” X 36” mylar copy of the amended site plan. The mylar must be submitted, stamped “Consistency Determination”, and signed by the Planning Director prior to issuance of any building permits for the project.
