The Developer shall be required to design landscape and irrigation for use of recycled water. The irrigation meter shall be shown on public water improvement plans at a location approved by the Deputy City Engineer - Utilities. 2) The water pipeline layout shown on the Tentative Map generally conforms to CMWDs requirements for water line looping (for the 384 and 550 zones) and is approved in concept. Any changes or additions to fire protection facilities will require subsequent review by CMWD and may result in additional comments. 3) The sewer pipeline layout shown on the Tentative Map is approved in concept with the exception of the sewer shown in Lemon Leaf Drive. The proposed alignment hinders maintenance access to manholes, this access needs to be provided. To eliminate intermediate manholes, an alternative sewer alignment following the northern property line of Lot 239 is suggested. The preliminary applications indicated a preferred alignment in Lemon Leaf Drive continuing westward to Lonicera Street, CMWD will require written justification for the elimination of this alignment. 4) The Developer shall design and construct all public utilities in accordance with City and District standards for such improvements. All public improvements shall be shown on an approved set of public improvement plans. 5) Each separately owned property shall have separate water services/meters and separate sewer laterals. These water and sewer improvements shall be shown on an approved set of public improvement plans in accordance with City and District standards to the satisfaction of the Deputy City Engineer - Utilities.
