Dear Ms. Watanabe:
I have had the opportunity to review your proposal and tract map as well as the Coastal
Commission's Modification to Language in the original conditions adopted by the City Council
I appreciate greatly Standard Pacific's interest in fire safety. In accordance with our
conversation on Friday, June 4, 2004, the following are features in specific ridgeline homes
agreed upon in our conversation:
For the purposes of this correspondence, all items apply to lots 62 through 77.
1. All homes to have fully boxed-in eaves on all sides.
2. All vents shall be on the leeward side of the house.
3. Homes to be fully fire sprinkle red, including attics, garages, closets and bathrooms.
4. Exterior one-hour fire rated building materials shall be on the windward or direction of
potential fire travel. (See attached tract map. Symbol denotes side of the
house the one-hour building materials are required.)
5. Dual pane TEMPERED glass is required for all exterior glazing on the sides of the house
noted by the symbol.
6. No combustible structures such as balconies, patio covers, verandas, pool equipment
houses and similar structures are allowed in the rear yards. Non-combustible patio covers
and similar structures are allowed.
7. Strict adherence to the Zones identified in the City of Carlsbad Landscape Manual. No
trees or shrubs over three feet high are allowed in the first 20 feet or Zone 1.
8. The original development conditions called for a block wall at the hard-line habitat
boundary. Said wall shall be constructed.

9. Vinyl window frames, if used, shall be attached at the tops and bottoms of the mullions to
ensure they don't fall out.
1 0. No plastic window screen materials allowed.
1 1 . Lot 69 's house to move five feet closer to the street.
12. No fire rings or built in open fire appliances capable of open flame in exterior yards.
13. Reference the changes on the cover sheet of the architectural plans.
