HomeMy WebLinkAboutCT 98-14; Thompson/Tabata; Tentative Map (CT) (64)City of Carlsbad Planning Department April! 7, 2002 Jack Henthorn Henthorn and Associates 5365 Avenida Encinas, Suite Carlsbad CA 92008 SUBJECT : CONFORMING MYLAR FOR CT 98-14 - THOMPSON/TABATA Dear Jack: The Planning and Engineering Departments have completed the review of the submitted conforming tentative map mylar for the Thompson/Tabata residential subdivision (CT 98-14). This letter is a follow up to the e-mail sent to you on April 4, 2002. Listed below are the City's comments on the submitted mylar, grouped by issue area: 1. Livable Streets: The street cross sections show the appropriate use of livable streets in the correct locations (please provide a cross section for Street "B" where the median is located). 2. Ten-in-a-row: Lonicera St. now appears to be a 90-degree turn, which meets the policy regarding the counting of ten homes in a row without an intervening lot or change in direction of street. The Street "A" issue appears to have been solved by the swapping of Street "C" cul-de-sac. For Street "E", it appears that a developable lot has been changed to a recreation lot to solve the issue. 3. Alyssum closure: Please provide lot areas for the two undeveloped Vista Pacifica lots. The north lot doesn't appear to have the required minimum 33 feet frontage and the south lot appears to have a peculiar shape with a tail extending southward. Please also show/dimension the following: retaining wall heights, width of access driveway and access easement, and detail(s) of the bollard area. Also be aware for the Vista Pacifica lots that a minimum of three feet is needed between property lines and the edge of the driveway flare. 4. Swapping Street "C": Please provide new lot area square footages for the newly configured lots. Street "B" median: Please provide a cross section and show how drainage will be conveyed. The southbound lane has a lot with frontage and direct access on it, therefore the travelway should be 20 feet wide for the southbound side. Due to concerns about drivers jumping the median, there will likely be a need for planting in the median and the relocation of the proposed access hole. 6. Please show returns at the intersection of Street "A" and the access to Lot 244 (Thompson's lot).
