As you are aware, the standard modification is being requested under CMC Section 21.53.120(c) which allows less restrictive development standards for affordable housing projects. As we have also previously discussed, the proposed modification was originally suggested to us by City Staff. The following list summarizes the justification for the proposed standard modification: • Landscaping - The reduced street width allows for an increase in landscaping opportunities. • Traffic Calming - Some of the street widths have been restricted by landscaping pockets and islands in an effort to reduce traffic speeds. • Building Separation - The reduced street width allows for greater building separation which creates more landscaping, larger courtyards, an increase in aesthetics, and a more livable project • Project Feasibility - The street width reduction provides the ability to construct more market rate units on the site to subsidize the affordable units. This is an essential element of this project. It is not possible for us to put an exact monetary value on the benefits of the street width reduction. However, the 24' street width will increase the quality of the project and help subsidize the affordable housing.
