RE: MODIFICATION TO DEVELOPMENT STANDARDS FOR CT 98-15 VILLAGE B
Dear Van:
The purpose of this letter is to clarify the proposed modifications to the development standards
that are being requested for CT 98-15, Phase II of Village B in the Rancho Carrillo Master Plan.
As we have discussed at our privious meetings, this project is only requesting two modifications
to City standards:
1. Reduction of street width from 30' to 24'.
2. A 5' setback instead of a 20' setback for units adjacent to private streets B, K & I.
The two requested modifications are essential for the success of the project. It would not be
financially feasible to develop this project without these modifications. Strict adherence to the
requirement for 30' streets and a 20' setback for all units on a private drdiveway serving more
than 12 units would significantly reduce the number of units in this project.
When evaluating this proposal you should considr the following:
1. The applicant is only requesting two modifications to City Development
Standards.

more landscaped space between units.
Planning 3proje The staff, the Planning Commission, Housing Connission and City Council have
previously approved the same modifications to standards for other affordable
projects.
4. The proposed project will be providing highly desired affordable ownership units.
This will be the first affordable ownership poject in the Southeast Quadrant of the
City.
5. The proposed product type is in conformance with the Rancho Carrillo Master
Plan's affordable housing program and will contribute to providing a variety of
affordable housing types within the Master Plan.
