HomeMy WebLinkAboutCT 98-16; Worthing Subdivision; Tentative Map (CT) (14)October 19, 1998 TO: ANNE HYSONG, ASSOCIATE PLANNER FROM: Associate Engineer Quon COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT WORTHING SUBDIVISION, CT 98-16 The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are incomplete and unsuitable for further engineering review due to the following missing or incomplete items: 1 . Lot line dimensions on Lot 1 . In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. Existing and proposed right-of-way widths for both Buena Vista Avenue and James Drive, along with proposed dedications, should be clearly shown on the tentative map. 2. The plan view appears to show curb, gutter, and sidewalk on the west side of James Drive to be included with this project, while the typical street section shows these improvements to be done in the future. Please clarify. 3. The right-of-way width for James Drive can be reduced to 56', with a curb-to-curb width of 36'. Required street improvements will be half-street width plus 12' of additional paving. 4. The minimum grade of James Drive is to be 1%, as opposed to the 0.5% proposed on the plans. 5. It is unclear as to why the Line Data tables and Curve Data tables are shown on the tentative map. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review.
