PLANNING — CIVIL ENGINEERING —'SURVEYING 201 EAST GRAND AVE., SUITE 2-F • ESCONDIDO, CA 92025 PHONE (760) 741-2689 FAX (760) 741-2616 City of Carlsbad Planning Department Carlsbad, CA RE: MS. 98-16 ATTN: Ann Hysong Dear Ann: This letter is in response to your comments regarding the earthwork quantities shown on the Tentative Map and Final Map for MS 98-16 During the tentative map stage of a project the dirt take-off is calculated with less precision than for the final grading plan, at which point grading contractors make proposals based on accurate dirt quantities. In this case, the tentative map indicated 2,500 c.y. of cut and 2,500 c.y. of fill for a total 5,000 c.y. of on-site grading work and an overall balance. The final grading plan shows 2,005 c.y. of cut and 3,351 c.y. of fill for a total of 5,356 c.y. of on-site grading work, and an overall import of 1,346 c.y. Due to the design circumstances of this project, as the engineer-of-work, I was not able to balance the earthwork. Lot 5 must be one and a half feet (1.5') higher than the street elevation at the highest property corner along James Dr. The pad elevations shown on the tentative map and on the final grading plan are the same except for Lot 1 which has been raised two feet (2').
