HomeMy WebLinkAboutCT 98-18; Carnation Property; Tentative Map (CT) (20)Memorandum TO: Associate Planner, Jeff Gibson FROM: Associate Engineer, Clyde Wickham - DATE: January 14, 1999 CT 98-18 / HDP 98-20 / CDP 98-85 / LCPA 98-08 / ZC 98-11: CARNATION PROPERTIES COMPLETENESS & ISSUES REVIEW Engineering Department staff has completed a review of the above-referenced project for application completeness. The application and plans submitted for this proposed project are from an Engineering review, considered complete. Additionally, staff has conducted a review of the project for engineering issues of concern. Engineering issues which need to be resolved or adequately addressed prior to staff making a determination on the proposed project are as follows: 1. The existing improvements and the proposed improvements should be clarified. Additional AC paving & base as well as berms to be removed should be included in this design. Sidewalks, access ramps, drainage outlets and critical locations of driveways for lot 1 & for lot 32 should be shown. 2. Please show undergrounding of utilities along the frontage of this project. Installation of additional overhead power poles should be avoided. 3. Offsite transitions will be required for drainage and for sight distance or grading. 3. Storm Drains are required on Black Rail Road to comply with City (1000' max.) overland flow drainage criteria. Check existing plans or with adjacent proposed project for extensions of facilities along the frontage of this project. 4. The typical drainage design (typical lot drainage & typical swale) on sheet 1 should be consistent. The minimum distance is 5' from house to flow-line of swale. 5. Please indicate Corner Sight Distance sight lines, in accordance with City criteria, for both directions at the proposed entrance to this project. If a monument sign is proposed, it should be shown and pulled back, clear of this vehicle visibility corridor. Indicate the sight lines on the tentative map, the site plan and the landscape plan. 6. Please indicate power poles to be undergrounded and show all proposed utilities on plan view of tentative map. Attached is a red-lined check print of the proposed project for the applicants use in making the requested revisions.
