HomeMy WebLinkAboutCT 98-20; James Canyon Estates; Tentative Map (CT) (32)PUBLIC WORKS LAND DEVELOPMENT SECTION MEMORANDUM September 21, 1999 TO: ASSOCIATE PLANNER - ANNE HYSONG FROM: Jeremy Riddle, John Powell & Associates PROJECT ISSUES STATEMENT-SECOND REVIEW JAMES CANYON ESTATES, CDP 98-90/CT 98-20/HDP 98-22 Engineering Department staff have completed review of the above-referenced project. Prior to staff making a determination on the proposed project, the following engineering issues of concern still must be resolved or adequately addressed by the applicant: Engineering Issues of Concern 1. Please provide our previous redlined check-print. This must be provided to permit a complete review of the project to ensure all previous issues have been adequately addressed. 2. Revise the tentative map to clarify if offsite right-of-way for James Drive is existing or proposed. If proposed, clarify that offsite right-of-way shall be obtained per separate document as part of the proposed development. If existing, add record information for each document. 3. Revise the tentative map to depict proposed pedestrian ramps at the intersection of James Court and James Drive. 4. Revise the tentative map to depict the limits of proposed sidewalks on all public streets as part of the proposed development. 5. Revise the tentative map to depict existing underground facilities (screened) on Hillside Drive. 6. Revise the tentative map to clarify where the proposed waterline crossing Lot 11 will connect to water mains in Hillside Drive for looping of the system. Coordinate with the Carlsbad Municipal Water District for their approval. 6. Revise the tentative map to depict the limits of proposed improvements on Hillside Drive. 7. Revise the tentative map to clarify that the area around the sump inlet will be depressed to allow a failsafe overflow in the event the storm drain is not functional. Ensure water build-up will not impact adjacent properties. 8. Revise the tentative map to clarify who will construct the offsite improvements for James Drive. 9. Address the redline comments as noted on the returned check print. Enclosed is a red-lined check print of the project. This check print must be returned with the revised plans to facilitate continued staff review. If you have questions regarding any of the comments above, please contact me at extension 4385.
