HomeMy WebLinkAboutCT 98-20; James Canyon Estates; Tentative Map (CT) (34)PUBLIC WORKS LAND DEVELOPMENT SECTION MEMORANDUM November 16,1999 TO: ANNE HYSONG, ASSOCIATE PLANNER FROM: Jeremy Riddle, John Powell & Associates^ •* SUBJECT: ERRATA CONDITIONS, JAMES CANYON ESTATES, CT 98-20/SDP 99-09/HDP 98-22/CDP 98-20 In addition to our conditions issued to you on September 23, 1999, the Engineering Department is recommending that the following conditions be added to the above project: 1. Prior to recordation of the final map, the developer shall include verbiage on the final map to grant temporary private slope and grading easements for the benefit of the southwesterly adjacent property (APN 207-022-10). These easements shall extend to the top of the proposed slope and shall encumber Lots 11 and 12 of this development to enable APN 207- 022-10 to grade their property to match pad elevations of this development. The map shall also include language stating that these easements shall expire once building permits have been issued for APN 207-022-10. 2. Prior to recordation of the final map, the developer shall submit evidence (via recorded documents) that off-site temporary slope and grading easements have been secured, for the benefit of the City, for the installation of off-site improvements of James Drive as part of this development. 3. Prior to issuance of grading permits, the developer shall include measures on the grading plans to direct all storm water, including overflow from the failsafe, to be directed (via an inlet) into the existing 48" storm drain traversing the site.
