SUBJECT: CT 9%20/SDP 99-09/HDP 9%22KDP 98-90- JAMES CANYON ESTATES
Your application has been tentatively scheduled for a hearing by the Planning
Commission on November 17, 1999. However, for this to occur, you must submit
the additional items listed below. If the required items are not received by October
12, 1999, your project will be rescheduled for a later hearing. In the event the
scheduled hearing date is the last available date for the City to comply with the
Permit Streamlining Act, and the required items listed below have not been
submitted, the project will be scheduled for denial.
1. Please submit the following revised plans (see notes below):
A) 15 copies of your (tentative map, site plans, landscape plans, building
elevation plans, floor plans) on 24” x 36” sheets of paper, stapled in
complete sets folded into 8 ‘/2 ’ x 1 1 ” size.
Note: Planning:
1. Please revise the solid wall proposed on Hillside Drive to a iron
rail fence on the landscape plan.
2. Please provide dimensioned 20’ X 20’ (measured from interior
walls) garages on floor plans. The Plan 2 main unit two car
garage must be this dimension and the single car garage must
be 12’ X 20’.
3. Fully dimension the site plan including setbacks.
Note: Engineering
1. Revise the tentative map to clarify if offsite right-of-way for James
Drive is existing or proposed. If proposed, clarify that offsite right-
of-way shall be obtained per separate document as part of the
proposed development. If existing, add record information for each
document.
2. Revise the tentative map to depict proposed pedestrian ramps at
the intersection of James Court and James Drive.

4. Revise the tentative map to depict existing underground facilities
(screened) on Hillside Drive.
5. Revise the tentative map to clarify where the proposed waterline
crossing Lot 11 will connect to water mains in Hillside Drive for
looping of the system. Coordinate with the Carlsbad Municipal
Water District for their approval.
6. Revise the tentative map to depict the limits of proposed
improvements on Hillside Drive.
7. Revise the tentative map to clarify that the area around the sump
inlet will be depressed to allow a failsafe overflow in the event the
storm drain is not functional. Ensure water build-up will not impact
adjacent properties.
8. Revise the tentative map to clarify who will construct the offsite
improvements for James Drive.
9. Address the redline comments as noted on the returned check
print.
10. Enclosed is a red-lined check print of the project. This check print
must be returned with the revised plans to facilitate continued
staff review.
W One 8%” x 11” copy of your reduced site plan, building elevation
and floor plans. These copies must be of a quality which is
photographically reproducible. Only essential data should be
included on plans.
2. As required by Section 65091 of the California Government Code, please
submit the following information needed for noticing and sign the encloskd
form:
A) 600’ Owners List - a typewritten list of names and addresses of all
property owners within a 600 foot radius of the subject property,
including the applicant and/or owner. The list shall include the San
Diego County Assessor’s parcel number from the latest equalized .
assessment rolls.
W 100’ Occupant List -. (Coastal Development Permits Only) a
typewritten list of names and addresses of all occupants within a 100
foot radius of the subject property, including the applicant and/or
owner.
Cl Mailing Labels - two (2) separate sets of mailing labels of the property
owners within a 600 foot radius and occupants within a 100 foot

radius of the subject property. The list must be typed in all CAPITAL
LETTERS, left justified, void of any punctuation. For any address
other than a single family residence, an apartment or suite number
must be included but the Apartment, Suite and/or Building Number
must NOT appear in the street address line. DO NOT type assessor’s
parcel number on labels. DO NOT provide addressed envelopes -
PROVIDE LABELS ONLY. Acceptable fonts are: Aria1 11 pt, Aria1
Rounded MT Bold 9 pt, Courier 14 pt, Courier New 11 pt, and MS Line
Draw 11 pt. Sample labels are as follows:

D) Radius Map - a map to scale, not less than 1 N = 200’, showing all
lots entirely and partially within 600 feet of the exterior boundaries of
the subject property. Each of these lots should be consecutively
numbered and correspond with the property owner’s list. The scale of
the map may be reduced to a scale acceptable to the Planning Director
if the required scale is, impractical.
El Fee - a fee shall be paid for covering the cost of mailing notices. Such
fee shall equal the current postage rate times the total number of
labels. Cash check (payable to the City of Carlsbad) and credit cards
are accepted.
