JAMES CANYON ESTATES
The Planning and Engineering Departments have completed their review of your July
20, 1999 submittal of plans for the subject project. The following issues, corrections,
and comments must be resolved or corrected prior to scheduling the project for public
hearing:

Please omit the structural plans from the architectural plans (see attached plans
indicating which plans should be removed).
A redlined check print of the landscape plan is enclosed. Please respond to all
comments. Please include on the final exhibits submitted for hearing a detail
showing the wall with cap (brick or other material) and pilasters. The redlined
check print must be returned with your next submittal of plans.
Due to the import of fill dirt proposed to be transported in proximity to a public
school and through an existing single family neighborhood, mitigation is required
to reduce the impacts trucks will cause on neighborhood streets. Therefore,
hours during which the transport of fill may occur will be restricted to 9:00 a.m. -
2:30 p.m. daily.
A condition of approval will be that a Homeowners Association with
corresponding CC&Rs be established to maintain the slopes surrounding the
project.
Based on engineering comments below, some of the units must be replotted on
the lots to enable proper drainage and/or located outside of easements.
Engineering:
The project application does contain some engineering issues or concerns which
remain to be resolved by the applicant. All engineering issues should be fully resolved

or addressed prior to resubmitting the project for our review. The outstanding
engineering issues or concerns are as follows:
1. Please note that the drainage area along the sideyards is to be designed to
provide a positive drainage of 2% to swale a minimum 5’ away from the face of
building. The “worst case lot” detail provided on the plan shows that only one
side of the building complies with this requirement. If the other side yard cannot
meet this standard, the applicants soils engineer must provide a letter indicating
their approval of the proposed drainage design.
2. The detail of the subdrain is not shown on the plans.
3. The proposed water easement for Lot 11 must have a minimum width of 20’.
4. Please show on the tentative map the footprint of the existing structure south of
the project site that takes access off Hillside Drive, including its pad elevation.
5. Remove the word “detention” from the plan, near Lot 12.

James Drive between Park Drive and Hillside Drive
The Developers should be aware of the following:
a) Meet with the City Fire Marshal and establish fire protection requirements (fire hydrant number
& locations)
b) Meet with the District’s Project Engineer to discuss preliminary layouts for public water line
improvements (looped pipeline system - with a minimum of two connections to the existing
water system), pipeline size (8-inch PVC) and easement requirements (20’ minimum).
c) Meet with the Districts Project Engineer to discuss potable water meter, irrigation water meter
and sewer lateral locations.
d) The Developer must a&o work with the District to establish the areas required to be irrigated
with recycled water.
e) Meet with the District to establish that the “existing” sewer is adequate to accept flows from this
project.
