It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. Please see attached list of issues to be addressed. Because the project is proposed as a zero-lot line, there is a conflict with the building code regarding window openings and overhangs along the zero-lot line elevation. I suggest that you consider a property line between the units with five foot minimum building setback to each unit. The proposed units are very large in relation to the width of the lot. The buildings should incorporate vertical and horizontal offsets to incorporate some articulation to the side and rear elevations. Consider a half-floor step (split level) in the floor plan rather that a full floor step. Possibly a partial level over the garage, and two levels off the end of the garage. Bring the entrance of the unit more towards the front of the lot to reduce the impact of the garage. Landscape plan needs to reflect the passive recreation area added to site plan. Include a landscape strip between the passive area and the parking area. Include pavement treatments to the drive entrance, driveways, cul-de-sac, and passive recreation area. Consider making seat walls from the retaining wall within the passive area. Provide full scale south elevations with notes regarding the proposed architectural treatments. Please remove the fences and gated entries these from the plans to show the correct elevations of the units. Correct front yard setback dimension on Sheet 3 of 3 from 18 to 20 feet.
