HomeMy WebLinkAboutCT 98-23; La Costa Greens; Tentative Map (CT) (23)January 28, 1999 TO: VAN LYNCH, ASSISTANT PLANNER FROM: Ken Quon, Associate Engineer COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT LA COSTA GREEENS, CT 98-23/HDP 98-25/PUD 98-08/SUP 98-10 The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are incomplete and unsuitable for further engineering review due to the following missing or incomplete items: 1. Lots numbered in consecutive numerical order. Please do not use a combination of numbers and letters to designate lots. 2. Lot area for each proposed lot. 3. Width and location of all existing or proposed public and private easements. Please provide a table that identifies each easement and numbered to correspond with those in the preliminary title report. The table should include the date, file number, and future disposition of each easement. 4. Top and bottom elevations for all walls at each end and in the middle. 5. Width of private median at entrance to the project. Please note the maximum allowable width is 8'. 6. A discussion of the NEC analysis which clearly explains how the existing and proposed limits of the 100-year flood inundation lines were determined. In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. Rolled curb is not allowed. Please use standard curb and gutter with concrete driveway aprons. 2. Sidewalk on Street "A" is required on the side containing the building units (north side). Sidewalk on the south side of the street is optional. 3. Although not apparent from the tentative map, it appears a gated entry may be considered for this project. If it is intended for this project to be gated, please note the City's engineering standards for gated entrances, especially with regard to turnaround areas at the entrance. 4. The concrete driveway apron on La Costa Avenue is to be located a minimum 3' from the property line. 5. Show on the tentative map the corner sight distance lines for vehicles exiting the project site on to La Costa Avenue. 6. Please include the tentative map number in the upper right-hand corner of the plans. Attached is a redlined check print set of the project.
