BRIEF DESCRIPTION: A 5 unit residential subdivision on 9 lots.
ENGINEERING ISSUES AND DISCUSSION
TRAFFIC AND CIRCULATION
Projected Average Daily Traffic (ADT): 5 units x 10ADT/unit= 50ADT
The project contains a single private street with direct access off La Costa Avenue at the eastern
edge of the site. To minimize traffic impacts to La Costa Avenue, the project entrance is designed
with an alley type apron to facilitate turns for vehicles entering and exiting the project site.
Additionally, the private street is designed with a cul-de-sac bulb to allow vehicles to safely
turnaround onsite.
SEWER
Sewer District: Leucadia County Water District
Sewer EDU's required: 5 units x 1.00 EDU/unit = 5 EDU's
Sewer service to the project will be provided by connections to an existing sewer main located on
the north side of the project site.
WATER
Water District: Carlsbad Municipal Water District
GPD required: 5 EDU's x 220 Gallons Per Day/EDU = 1,100 GPD
Water service to the project will be provided by connections to an existing 12" water main on La
Costa Avenue.
GRADING

Permit required: Yes
Offsite approval required No
Hillside Grading requirements met: Yes
Preliminary geotechnical investigation performed by: Barry and Associates, dated 9/30/98.
Grading for this project consists of preparing the onsite soil to receive imported fill by cutting and
filling the northerly facing slope to create a level building pad.
The soils report for the project states there are no conditions that were encountered during the
geotechnical investigation that would preclude this development.
DRAINAGE AND EROSION CONTROL
Drainage basin: Batiquitos watershed
Erosion potential: Low
Surface runoff from this project will follow the existing drainage course, which flows to the rear of
the site to an existing concrete drainage ditch and into San Marcos Creek. While there are no
major storm drain improvements required of this project, the developer will pay fees to cover
future drainage improvements under the City's Master Drainage Plan.
A drainage analysis was performed to determine the affects of the grading from this project to the
water surface elevation for the 100-year flood. The analysis determined that, as a result of the
proposed grading, the horizontal limits of inundation will shift approximately 40 feet shift to the
north. During a 100-year flood, it is anticipated the limits of inundation will be approximately 1,100
feet wide. Therefore, the 40 foot shift is relatively small and will not result in any appreciable
increase in the water surface elevation.

Site boundary coincides with Land Title: Yes
Existing right-of-way on La Costa Avenue is satisfactory and no additional dedications are
required.
IMPROVEMENTS
Offsite improvements: No
Standards Waiver required: No
The one street in this project is a private street and will be constructed with 30' of paved width,
curb and gutter, and sidewalk on one side. An easement will be established over the street to
allow access for public utilities. Public sidewalk will be constructed along the project frontage on
La Costa Avenue.
