GUIDELINE
1 . Where (3) two-story units occur in a row
and they are situated less than 15 feet apart,
at least one unit must have a single-story building
edge not less than 10 feet in depth.
2. Where (3) two-story units occur in a row and they
are situated 15 to 20 feet apart, at least one unit
must have a single-story building edge not less than
5 feet in depth.
3. Per project, 33% of all units shall have a single-
story building edge a minimum of 40% of the
total perimeter.
4. Per project, 50% of all units with a lot frontage
greater than 45 feet must have 4 separate building
planes on the front elevation.
5. Per project, 50% of all units with a lot frontage greate
than 45' must have four separate building planes on
the street side elevation.
6. Per project, 50% of all units shall have one side
elevation with a 7' average sideyard setback
7. Three-car garages are limited to 75% of the total
units where average lot size is 5,000 s.f. or less.

RESULTS
Unit B at Lots 2 and 3 have a single-story
building edge 12 feet deep at the first floor,
which exceeds standards.
Unit A at Lot 1 is more than 20 feet away
from Unit B at Lot 2. Lots 2 and 3 each
have a 12 foot deep single-story building
edge, which exceeds standards.
Of the four units, the Lot 4 unit is 100%
single-story, exceeding the standard. Units
at Lots 2 and 3 are 37% single-story, which
exceeds the standard beyond the min. reqmt.
Lot 4 exceeds 45' but is existing with two
building planes. Lot 1 is new and has three
planes but has less than 45' of frontage.
Lots 2 and 3 have less than 45' frontage but
have four planes each. All exceed the
standard.
