Edge must run length of bldg pad. 1 -story roof must be lower than 2-slory roof. Per project, 50% of all units shall have 1 side elevation w/a 7' avg sideyard setback. 3-car garages are ltd to 75% ot the total units where avg lot size is 5,000sf or less. 3-car garages shall incorporate a mixture of 2-door, 3-door, & offset 2-door designs. 50% of exterior door & window openings shall be projected or recessed a min. of 2". Predominant roof framing for each floor plan shall exhibit dir"! variety to other floor plans & to the street. Min. Std.
