PROJECT ISSUES
This letter is a follow-up to the City Planning Department's letter of April 9, 1999. As stated in
that letter, it has been determined that the project application is complete. The project
application does contain some engineering issues or concerns which remain to be resolved by
the applicant. All engineering issues should be fully resolved or addressed prior to resubmitting
the project for our review. The outstanding engineering issues or concerns are as follows:
1. The location of lot lines, and their respective bearings and dimensions is still not evident
on the tentative map.
2. Several street sections are shown with a slope less than the minimum allowed slope of
1%.
3. Instead of a concrete driveway apron, rolled curb is to be installed where the secondary
emergency egress point takes access onto Carlsbad Boulevard. Standard curb is to be
maintained along the remaining project frontage.
4. On Sheet 3 of the Condominium Permit plans, the proposed offsite storm drain is shown
as connecting to "existing" 60" and 72" storm drains, which have yet to be installed.
Please note that the 60" and 72" storm drains are to be installed via a separate project
per DWG 366-7 (City assigned drawing number).
5. The City and applicant are currently discussing this project's responsibility for installing
improvements to Carlsbad Boulevard. Once the scope of these improvements are
agreed upon, the plans for this application should clearly indicate these same
improvements, as well as the agreed upon concept for the entrance into the Lanikai
Mobile Home Park.
