Subject: Poinsettia Cove (CT 99-02) - Project Density
Dear Barbara:
As requested this letter describes the reasons for reducing the anticipated density of Planning
Area 7 of the Poinsettia Properties Specific Plan (Poinsettia Cove; CT 99-02) from 9.5 du/acre to
6.3 du/acre.
As we have recently discussed, the shape of this site only allows for three rows of homes. We
would not be able to meet the landscape/open space requirements for the site if a fourth row of
homes were added. Furthermore, the required 40' setback areas along Carlsbad Boulevard and
Poinsettia Lane stretch across approximately 2,200 linear feet of the project boundary and
accounts for approximately 2.0 acres of the 18.7 acre site. Again, this is a factor in the project's
density due to the shape of the site, since less project frontage along Carlsbad Boulevard and
Poinsettia Lane could allow for higher density.
