HomeMy WebLinkAboutCT 99-02; Poinsettia Properties Planning Area 7; Tentative Map (CT) (31)<•*,,,- Hofman Planning Associates Memorandum Planning Project Management Fiscal Analysis DATE: May5,1999 TO: Barbara Kennedy FROM: Stuart Fisk SU B J ECT: Percentage and Location of Units in Planning Area 7 of the Poinsettia Properties Specific Plan with Long Driveways Dee had previously asked for an analysis of the units in Planning Area 8 of the Poinsettia Properties Specific Plan which will have the longer driveways and I thought that you might like to have the same information for Planning Area 7. In Planning Area 7, floor plans 1 and 3 will have the long driveways, and the proposed project will include 22 of the Plan 1 units and 36 of the Plan 3 units. The total number of units with the long driveways is 58, and the total number of units proposed for the entire planning area is 117. Therefore, the percentage of units with the longer driveways is 49.6%. As you can see on the attached copy of the site plan (with long driveways highlighted), the units with longer driveways are dispersed evenly throughout the project. Per our discussion yesterday, I have confirmed that Fieldstone has made arrangements with the North County Transit District for construction of a trail between Planning Area 7 and the Poinsettia Transit Station. As requested, pedestrian signage will be added to the trail at the north end of the project indicating the connection the Transit Station.
