Development Services Division CT 99-09, CP 99-06: RANCHO CARRILLO VILLAGE "N" REVISED ENGINEERING CONDITIONS OF APPROVAL PC RESOLUTION NO. 4682 - ERRATA SHEET Engineering Condition of Approval No. 36 of PC Resolution No. 4682 is hereby revised as follows: (The revision is indicated in bold font) 36. Plans, specifications, and supporting documents for all public improvements shall be prepared to the satisfaction of the City Engineer. In accordance with City Standards, the developer shall install, or agree to install and secure with appropriate security as provided by law, improvements shown on the tentative map within the publicly dedicated easements. A list of the improvements shall be placed on an additional map sheet on the final map per the provisions of Sections 66434.2 of the Subdivision Map Act. The improvements shall be constructed within 18 months of approval of the secured improvement agreement or such other time as provided in said agreement. This is not a substantive revision, it merely deletes the improvement list and just references the tentative map. Additionally, the following two standard Engineering Conditions of Approval are hereby added to the project: ##. The subject property is within the boundaries of Assessment District No. 96-1 (Rancho Carrillo). Upon the subdivision of land within the district boundaries, the owner may pass through assessments to subsequent owners only if the owner has executed a Special Assessment District Pass-through Authorization Agreement. Said Agreement contains provision regarding notice to potential buyers of the amount of the assessment and other provisions and requires the owner to have each buyer receive and execute a Notice of Assessment and an Option Agreement. In the event that the owner does not execute the Authorization Agreement, the assessment on the subject property must be paid off in full bv the owner prior to final map approval. As required by state law, the subdivider shall submit to the City an application for segregation of assessments along with the appropriate fee. A segregation is not required if the developer pays off the assessment on the subject property prior to the recordation of the final map. In the event a segregation of assessments is not recorded and property is subdivided, the full amount of assessment will appear on the tax bills of each new lot. Respectfully submitted, MICHAEL J.
