HomeMy WebLinkAboutCT 99-13; Steiner Property; Tentative Map (CT) (11)PUBLIC WORKS LAND DEVELOPMENT SECTION MEMORANDUM Octobers, 1999 TO: Van Lynch, Associate Planner FROM: Jeremy Riddle, John Powell &Associates v SUBJECT: SECOND ENGINEERING ISSUES STATEMENT CT 99-13, SDP 99-10, HDP 99-12, LCPA 99-05.ZC 99-06 STEINER PROPERTY Engineering Department staff has completed a second review of the above-referenced subject. Prior to staff making a determination on the proposed project, the following engineering issues of concern still must be resolved or adequately addressed by the applicant: Engineering Issues of ffcneern 1. Revise the map to remove the callout for lots 67 and 74 as "remainder parcels". These lots were created previously by Map no. 13839, and are currently designated as legal/serviceable/buildable lots. By adjusting their lot lines (reducing their size) and calling them remainder parcels triggers the need for a certificate of compliance (an additional process) prior issuance building permits on either of these lots. To avoid this, they should be included as standard lots as part of the map (lots 1-11). Revise the tentative map and lot grading to include these lots as proposed. 2. Provide an updated title report reflecting ownership and easements for Lots 67, 68, and 74 of Map no. 13839. Revise the legal description on the tentative map to include this land. 3. Provide a letter from the Soils Engineer for the project stating approval the proposed lot drainage swales measured 3-feet from the footing of the structures. 4. Provide a copy of the revised landscape concept plan. We cannot determine if our previous issues (redlines) have been incorporated into the new set. 5. Revise the tentative map to reflect the existing facilities on Skimmer Court which will serve this development. Add reference drawing numbers for these improvements. 6. Revise the tentative map to depict a proposed sewer lateral to serve the Saska parcel per the previous issues letter. 7. Revise the adjacent property information to reflect map no. 13839 (see redlines). 8. Revise the tentative map to include a reference drawing no. for the improvements for SECOND ENGINEERING^SSUES STATEMENT CT 99-13, SDP 99-10, HDP 99-12, LCPA 99-05.ZC 99-06 STEINER PROPERTY; OCTOBER 6,1999 Poinsettia Lane abutting the development. 9. Address the redline comments as noted on the returned check print. Enclosed is a red-lined check print of the project.
