Re: Fire Suppression Conditions for Buerger (CT 99-01) and Steiner Properties.
Dear Mr. Smith:
Thank you for taking the time to meet with me, Jack Henthom, and Kelly Wallace last month regarding fire
suppression at Western Pacific Housing's Buerger and Steiner properties. For your information, Steiner was
submitted to the City of Carlsbad July 1,1999, and the Buerger application will be re-submitted for second plan
check within the upcoming week.
Pursuant to our meeting, it was understood that the following conditions must apply in order to comply with fire
suppression standards:
• The four eastern lots (Lots 7, 8, 9, and 10) adjacent to Aviara Phase HI must be constructed with
Class I ignition resistant materials and sprinklers as required by the 1997 Urban-Wildlife Interface
Code. All other lots at Buerger can be constructed to standard specifications.
• Fire Suppression Zone A-l for the four eastern lots (Lots 7,8, 9, and 10) will require any structures
or additions to the homes to follow the ignition resistant restrictions for construction materials and
allow no trees, as required by an architecture review board assigned to the HOA.
• Fire Suppression Zone A-2 will allow trees that are low fuel "ignition resistant". Zone A-3 will
follow the typical fire suppression standards such as irrigation and HOA maintenance.
Steiner
• All structures in Lot 3 will require ignition resistant construction, including sprinklers, ax required
by the 1997 Urban-Wildlife Interlace Code. Homeowner will sign a disclosure to insure
acknowledgment of the property restrictions. All other lots at Steiner can be consmicted to
standard specifications similar to the adjacent Lohf Subdivision.
• The rear yard and manufactured slope behind Lot 3 will be restricted to Fire Suppression Zone A-
1. Lots 1 and 2 will have similar landscaping as the adjacent Lohf Subdivision.
As promised in our meeting, a copy of the Buerger and Steiner CC&Rs with discussion regal-ding fire
suppression restrictions will be provided for your review. If you have s:iy questions or need any additional
