RE: PROPOSED 11-UNIT PUD IN UNICORNIO STREET-CT 99-14/PUD 99-06/SDP 99-11
Upon review of the above referenced project, the following is provided for your information.
The property is within the boundaries of the Vallecitos Water District and is eligible for service.
Water service will only be provided under the rules and regulations of the District, under normal
operating conditions and after all required fees have been paid and all conditions of the District have
been satisfied.
The property is within a pressure zone which maintains a hydraulic gradeline of 686 feet above sea
level (msl). The highest pad elevation of the property appears to be 488 feet msl. This allows a
static pressure of approximately 85 psi at that elevation.
The closest water main is an 8-inch ACP water main in Unicornio Street adjacent to the property.
Prior to providing water service, two water main extensions from Unicornio Street will be required.
One water main extension is from Unicornio Street to lots 3, 2 & 1 within a Vallecitos Water District
easement. Another water main extension is from Unicornio Street to lots 5 thru 12 within a
Vallecitos Water District easement. District policy requires that each newly created parcel have
frontage on a District main (Minimum water main size is 8-inch) prior to service being available.
The appropriate Fire Department should be contacted to determine fire flow requirements and location
of any fire control facilities needed. A hydraulic analysis may be required to determine if the
existing facilities can meet the fire flow requirements of the Fire Department. The owner of the
project is responsible for obtaining a hydraulic analysis and expenses incurred.
Current District policy requires an onsite analysis of water demands to determine meter sizing and
costs associated with those meters that are used for landscaping purposes for open space. All
information must be submitted on District forms along with landscape plans for analysis.
Any water or sewer facilities not within the public right-of-way will require a minimum 20-foot
easement granted to the Vallecitos Water District. Obtaining any easements and any expenses
incurred to obtain the easements is the responsibility of the owner of the project.

This letter is issued for planning purposes only, and is not a representation, expressed or implied, that
the District will provide service at a future date. The Vallecitos Water District relies one hundred
percent on imported water supplies, and although the District may have available capacity at this time,
due to the inadequacy of water supplies, water may not be available at the time the project is built.
Commitments to provide service are made by the District's Board of Directors and are subject to
compliance with District fees, charges, rules, and regulations.
