HomeMy WebLinkAboutCT 99-14; The Regency; Tentative Map (CT) (7)October 28, 1999 Brett Development, Inc Mr. Bernard Reeder , 205 Meadow Vista Way Encinitas, CA 92024 SUBJECT: CT 99-14/PUD 99-06 - THE REGENCY Dear Mr. Reeder, There are just a few minor revisions that I need to have made on the plans prior to making the sets for the Planning Commission hearing. The corrections are as follows: Tentative Map: . 1. Under General Notes #4, Lot 1 is identified as the open space lot instead of Lot 8 as shown on the map. 2. Under Legal Description, according to the title report, the Map No. should be 7076. Architectural Plans: 3. The Plan 1 living room closet encroaches into the required 20’ x 20’ clear interior dimension required for the garage. 4. Add a continuous “eyebrow” along both of the side elevations on the detached residence. 5. I would recommend using the upgraded side elevations (as shown for the corner lots) in all instances. The.Planning Commission may question why an equal level of detail is not incorporated into all of the residential elevations. 6. Please submit a color and materials board (8 %” x 11”) and colored elevations (unmounted) by November 1 7th. Landscape Plans: 7. The retaining wall at the toe of the slope needs to be constructed of decorative block or stuccoed. Please indicate finish on the plans. 8. Change the Podocarpus to Carrotwood. The Podocarpus will get up to 60 feet high with an equal spread. Can you use a flowering accent tree on the slope at the end of the private streets and maybe in the common recreation area? 9. The expanded landscape areas adjacent to the private streets should be turf. Identify what type of fencing will be used on the west end of the project (existing to remain and to be painted?). You were going to get me a letter indicating that, the adjacent property owner agrees with your proposal for a common fence. Please submit the letter.
