Engineering issues, which need to be addressed by the applicant prior to conditioning of the project, are as follows: 1. Revise the site plans to eliminate the call-out to vacate the existing public sewer easement. Based on our records there is an existing public sewer main traversing the easement. 2. Revise the plans to identify the limits of the existing public sewer facility traversing the site. 4dgFrttf^4he^feer§hajype 3. Revise the preliminary grading plans to depict the existing public sewer main located along the south property line. 4. Include the following note on the preliminary grading plans and the landscape plans: Only shallow-root landscaping shall be installed within the existing public sewer easement. Revise the submitted plans so that the proposed pavement and curbs are located outside the existing public sewer easement. ^/ 6. Revise the preliminary grading plans to depict a proposed public access i T^—easement to CMWB-ertcompassin§ the westerly proposed drivewayr— 7. Revise the preliminary grading plans to designate the westerly storm drain as "private" and "not to be maintained by the city". There is no current easement listed on the property which identifies this as a publicly maintained storm drain. Since the storm drain will serve this development, specifically, the culvert should be maintained by the owner(s) or association. Revise the preliminary grading plans to identify the limits of the future right-of-way line along El Camino Real. 9. Revise the preliminary grading plans to identify the ultimate centerline to right-of-way width. 10. Revise the preliminary grading plans to incorporate methods to eliminate nuisance drainage (from subsurface irrigation run-off) from being discharged to El Camino Real. These methods shall be implemented along the project frontage of El Camino Real to Faraday Avenue as part of the project.
