Dear Mr. Grimm: 1M Consulting Group is pleased to submit on behalf of its client, Sprint PCS. an application for a wireless telecommunication communication facility at 7100 Four Seasons Point. Sprint PCS is a nationwide PCS service and is continuing the buildout of its system in the San Diego area. Project Description Sprint PCS is proposing to develop, operate, and maintain a telecommunications base station consisting of four (4) panel antennas stealth mounted on the Aviara Four Seasons Resort in the City of Carlsbad. Four (4) sectors of one (1) antenna each will be mounted on the rooftop of the existing facility. In order to architecturally integrate the proposed facility with the existing building, three (3) of the panel antennas will be placed within a new rooftop stealth chimney. The new chimney will be similar in appearance to existing chimneys placed along the rooftop of the existing building. The new stealth screen is constructed of signal transparent composite material which allows for minimal radio- frequency attenuation. The new rooftop chimney "rill be exactly similar in color and texture as the existing chimneys. One (1) sector of one (1) antenna will be mounted v.rithin an existing rooftop cupola on the southern portion of the rooftop. A portion of the cupola ,,,ill be removed and also replaced with the signal transparent composite material. The base transceiver station (BTS) equipment is proposed to be located within interior space of the existing cupola. The BTS equipment will include four (4) cabinets, mounted on a six-inch concrete pad. The necessary power and telco will be delivered to the antenna sectors via a conduit routed on the rooftop of the existing building. Deyelopment of the project will not require any landform alterations, will not increase the envelope of the building, will not have any visible features, and will not alter or interfere with current land uses. Land Use The site is part of the A viara Master Plan in the City of Carlsbad. Wireless telecommunication facilities are considered quasi-public utilities and are allowed in the zone according to the city's Municipal Code through the issuance of an administrative conditional use permit. The primary land uses on site are hotel-commercial. Site Selection This site was selected due to Its strategic location and the ability to provide necessary coverage to the Four Season Resort, along Ayiara Park\vay, 1-5, and the surrounding residential and commercial uses.
