Regarding: Pacific Bell - Harding St. Building Addition (CRLSCA1 1) ADG1739
Dear Ms. lysong:
Thank you for the opportunity to meet with us and discuss the key issues for this project.
We now wish to re-submit for a Conditional Use Permit approval. We revised our
documents to reflect the main concerns brought up by your Planning Department. The
responses listed on this letter directly refer to the issues listed in your July 215‘ letter:

The Project number “CUP 46(A)” has been added to
The proposed louvers on the NORTH and SOUTH walls have been revised to
resemble the proposed louvers on the EAST and WEST walls. (Sheets A4 & A5)
“NO air conditioning units will be installed on the roof of the proposed
structure.”
The roof access ladder has been relocated to the EAST-facing wall and is not
visible from Harding Street. (Sheets A3, A4, A5 & A7)
Sheet L-1 has been revised per the landscape plan check comments
the sheets.
Enqineering
1. The site layout has been revised to provide a “back-in and turn-around” space
for vehicles near the driveway entry gate. The gate has been relocated
eastward to provide more clearance for cars backing up. (Sheets A1 , C2 & L1)
Based on the continuing dialogue between Pacific Bell - External Affairs and the
City of Carlsbad Engineering Department, we have been directed to proceed
with the 124. wide driveway design.

2. As mentioned, the driveway will remain 12 feet wide, thus no bollards or barriers
can be placed next to the doors of the proposed building addition due to the
narrow vehicular access.
A letter from Pacific Bell has been included which states that they will provide the
required documents within the specified time frame.
3.
Fire Department
1. Our Fire Protection Consultant (Rolf Jensen & Associates) is in continuing
dialogue with the City of Carlsbad Fire Marshall to provide an acceptable
alternate. Mr. Charles Siegmann (work # 61 9-497-2665) will be sending a
response under a separate cover as soon as this issue has been resolved.
In addition, per our earlier phone conversation, a proposed Chiller Yard has been added to
the rear area along the East setback line. We have also relocated the trash enclosure so
that it does not encroach the setback line. New planting will be put in its place. (Sheet AI)
Lastly, we have reduced the size of our proposed building addition by almost 2,000 s.f. and
have revised all area calculations accordingly.
