Description/Explanation: The proposed project consists of a Conditional Use Permit and Coastal Development Permit for the purposes of remodeling the existing restaurant at the northeast corner of Tamarack Avenue and Carlsbad Boulevard. The property is approximately 0.318 acre and will be accessed from Tamarack Avenue by the existing driveway. The purpose of the enclosed applications is to satisfy the conditions of the agreement between Roberto Vigilucci, the owner of the property, and the City of Carlsbad that was entered into on April 3, 2002. Per the agreement, Mr. \'igilucci must submit a complete application for a Conditional Use Permit and a Coastal Development Permit within five months of the date of the agreement. The proposed remodel includes interior improvements, such as replacement of windows/doors, adding new walls, expanding the kitchen and food preparation areas, and changing the customer seating areas. The remodel also includes exterior improvements, per the addendum to the previous agreement on June 6, 2002, which consists of stuccoing or painting the building exterior, installing new signs and awnings, and performing front planter landscape changes. The above items are currently under construction at the site per the building permit issued by the City of Carlsbad in conjunction with the aforementioned agreement. Included as a part of the attached application for review by the City is a request for an awning and outdoor dining area on the existing patio along the west side of the building.
