The Engineering Department has completed its review of the above referenced project.
The following are the conditions for the project.
ENGINEERING CONDITIONS
General
7. Prior to hauling dirt or construction materials to or from any proposed
construction site within this project, Contractor shall apply for and obtain
approval from, the City Engineer for the proposed haul route.
Dedications/Improvements
34. Developer shall install public improvements shown on the site plan and the
following improvements including, but not limited to paving, base, sidewalks,
curbs and gutters, grading, clearing and grubbing, sewer, water, storm drain
system, fire hydrants, street lights, retaining walls and reclaimed water, to City
Standards to the satisfaction of the City Engineer.

40. Developer shall comply with the City's requirements of the National Pollutant
Discharge Elimination System (NPDES) permit, latest version. Developer shall
provide improvements constructed pursuant to best management practices as
referenced in the "California Storm Water Best Management Practices
Handbook" to reduce surface pollutants to an acceptable level prior to discharge
from the site. Plans for such improvements shall be submitted to and subject to
the approval of the City Engineer. Said plans shall include but not be limited to
notifying prospective owners and tenants of the following:
A. All owners and tenants shall coordinate efforts to establish or work with
established disposal programs to remove and properly dispose of toxic
and hazardous waste products.
B. Toxic chemicals or hydrocarbon compounds such as gasoline, motor oil,
antifreeze, solvents, paints, paint thinners, wood preservatives, and other
such fluids shall not be discharged into any street, public or private, or into
storm drain or storm water conveyance systems. Use and disposal of
pesticides, fungicides, herbicides, insecticides, fertilizers and other such
chemical treatments shall meet Federal, State, County and City
requirements as prescribed in their respective containers.
C. Best Management Practices shall be used to eliminate or reduce surface
pollutants when planning any changes to the landscaping and surface
improvements.
41. Prior to issuance of a Building Permit, developer shall submit and receive
approval from the City of Carlsbad Engineering Department of a Storm
Water Management Plan (SWMP). This project is required to capture and
reduce pollutants to a level of insignificance. The organization and content
of the SWMP shall be prepared in accordance with the guidelines as
established by the San Diego Region of the California Regional Water
Quality Control Board and as modified by the City of Carlsbad. The SWMP
shall address the anticipated pollutants of concern associated with the
project and shall suggest the type(s) of post-construction (source and
structural) Best Management Practices (BMP) required to avoid contact
with storm water of filter pollutants of concern.
42. Prior to occupancy, Developer shall implement the necessary BMP
measures required to capture and filter the anticipated pollutants of
concern associated with the project in accordance with the City-approved
SWMP, the latest California NPDES permit requirements, and the City of
Carlsbad Standard Urban Stormwater Management Plan.
Code Reminder
The project is subject to all applicable provisions of local ordinances, including but not
limited to the following
49. Contractor shall exercise special care during the construction phase of this
project to prevent offsite siltation. Planting and erosion control shall be provided
in accordance with Carlsbad Municipal Code Chapter 15.16 (the Grading
Ordinance) to the satisfaction of the City Engineer.
