All requirements of the ordinance will be met by this plan. Recycled water is not currently available on this site. Therefore, conservation will be accomplished primarily through the use of recycled water (when available), and through the use of water conserving plants. Additional water savings will be realized by the judicious use of low water plants where appropriate, and through the use of mulch, soil amendments, and other conservation measures. Cool season turf will be installed for passsive recreational use in the front yard, accessed from the patio. As required by the water ordinance, a maximum of 10% of the landscape area will be planted in cool season turf. Two mature coast live oaks are to be preserved along the eastern property line. These trees require low amounts of supplemental irrigation. Netafim drip irrigaiton shall be used in the planter where oaks ore located. Parking lot landscaping along the easterna dn souther edge of the project will also be installed with naturalized plantings and utilize drip irrigation equipment. The remaining landscaped area of the project will be installed with "refined" plants that utilized moderate amounts of irrigation water.
