2.,49 acres in size, consisting of a pad adjacent to t~e street, and
a steep up-slope along the southern property line wh1ch supports
native habitat included in the City's hardline open space. The
proposed project is the constructio.n of a ~o~el, recreatio~al
amenities and ornamental landscaping. Ex1st1ng commerc1al
buildings are located to the east. To the north between Palomar
Airport Rd. and Palomar Oaks Way is a drainage corridor landscaped
with ornamentals. To the west are additional rough-graded pads.
Maintenance Responsibilities
The hotel owner will be responsible for maintaining all propo~ed
landscaping, except for existing turf in the parkway which Will
continue to be maintained by the Owner's Association. Ornamen.tal
plantings will be maintained weekly. Native open space vegetat1on
will be preserved undisturbed in place and maintained by a long
term manager under a schedule acceptable to the City of
Carlsbad.
Proposed Landscape
Plantings will comply with policies and requirements of the City ?f
Carlsbad Landscape Manual. Tree, shrub and ground cover spec1es
are selected to comply with water conservation policy, special
sewer easement concerns, preservation of coast live oaks on-site,
and to provide an inviting ornamental setting for hotel visitors.
Existing Trees to be Retained and Removed
Two Coast live oaks will be preserved in place in an enlarged
planting area to ensure their continued health. Drip irrigation will
be provided to support low-water understory plantings beneath the
oaks. One White alder is proposed to be retained In the parkway
adjacent to Palomar Oaks Way, a private street.
Removal of existing trees near the street and placer.,ent of
proposed trees in the front yard landscape is strongly influenced
by special sewer easement concerns, and by proposed hotel
signage visibility. Eleven of twelve existing trees occurring near
the street are proposed for removal. A net gain of trees near
the street is proposed.
Planting Scheme
Refined plantings are proposed in the front yard except for turf
located at the main entry. The oak trees to be preserved will
incorporate new naturalizing plantings. Other perimeter
landscaping on the south and east property lines will be low-water

1) Eleven 36", 48", and 60" box trees will be located in the front yard
landscape and at high visibility areas to provide immediate impact
and to be in scale with the building mass. These oversized box
trees are also proposed to remediate removal of eleven existing
trees.
2) Parking Lot Landscape Area:
-Total Landscape Area: 0.38 acres
-Landscaping in Parking Lot Area: 0.07 acres
The percentage of landscape area provided in the parking area
is 18% of the project total.
3) No trees are located within standard sized water easements. Within
the 30-foot wide sewer easement, trees are located only within 5

4) Bio-retention areas are planted primarily with grasses to assist in
cleansing runoff. Shrubs that tolerate brief periods of inundation
are also proposed in bio-retention areas.
5) Fire department access to the rear of the site is 24 feet wide on
the ground and clear-to-the-sky.

Fairfield Hotel Water Conseravtion
/As required by the State of California, the City of Carlsbad has
adopted a water efficient ordinance. All requirements of the
ordinance will be met by this plan. Recycled water is not
currently available on this site. Therefore, conservation will be
accomplished primarily through the use of recycled water (when
available), and through the use of water conserving plants.
Additional water savings will be realized by the judicious use of
low water plants where appropriate, and through the use of mulch,
soil amendments, and other conservation measures.
Cool season turf will be installed for passsive recreational use in
the front yard, accessed from the patio. As required by the
water ordinance, a maximum of 10% of the landscape area will be
planted in cool season turf. Two mature coast live oaks are to
be preserved along the eastern property line. These trees require
low amounts of supplemental irrigation. Netafim drip irrigaiton
shall be used in the planter where oaks ore located. Parking lot
landscaping along the easterna dn souther edge of the project will
also be installed with naturalized plantings and utilize drip
irrigation equipment. The remaining landscaped area of the
project will be installed with "refined" plants that utilized moderate
amounts of irrigation water.

Irrigation System
An automatic spray irrigation system with automatic controller,
head to head coverage, and check valves will be used for lush and
refined plantings. A drip system will be used for Naturalized
plantings. Reclaimed water is not presently available at this
location, however, reclaimed (purple) irrigation equipment will be
installed for use when reclaimed water becomes available.
Irrigation Water Use Requirement
The water conservation plan includes calculations which document
that maximum allowed annual water use for the landscaped area
or maximum applied water allowance (MAWA), and the estimated
total water use (ETWU). A landscape project shall not exceed the
MAWA.
