Oceanside, CA. 92054 Carlsbad CrossFit will be an educational training facility in the city of Carlsbad to create and sustain a healthy, supportive, functional fitness program. The National Health and Examination Survey (NHANES) results released in Fall 2011, reported that about one-third of U.S. adults (33.8%) are obese. Approximately 17% (or 12.5 million) of children and adolescents aged 2—19 years are obese. California has an obesity rate of 24% and the numbers are increasing every year. There is also a rise in frailty and osteoporosis. Regular exercise and focused nutritional habits allows athletes and clients to have greater bone density, stronger immune systems, less coronary heart disease, reduced cancer risk, fewer strokes, and less depression than non-athletes or sedentary individuals. CrossFit is a functional strength and conditioning regimen that uses constantly varied programs to train clients and athletes with a focus on broad, general and inclusive fitness programming. A balanced focus on exercise, nutrition and healthy habits are the key components of Carlsbad Crossfit's training regimen. Our facility will offer small group training for clients that are looking for general fitness or to improve upon their athletic fitness levels. Accuracy We will hold group classes throughout the day to accommodate our clients' personal and work schedules. We offer classes in the early morning, mid-afternoon, evening, and a limited schedule on the weekend. The largest class size is expected to be in the evening between the hours of 5 and 7 pm. An average class size will contain 4-6 clients and individual appointments will occur during the day. We intentionally keep our class sizes small so that trainers can focus on the individual needs of each client. Catina has served the community of Carlsbad for the last 14 years as an educator (both teacher and Principal) for the Carlsbad Unified School District. Rick, a current US Marine Gunnery Sergeant, has spent the last several years training and instructing marines for the combat hunter program on Camp Pendleton. Catina's passion for education, combined with Rick's knowledge and expertise, not to mention our other partners' talents are a perfect match for Carlsbad Crossfit to become a leading resource on health and wellness to the residents and employees of the city. Carlsbad Crossfit's four owners, ali of which are certified trainers, will be the sole employees. Our facility will also open in two phases. The adjoining unit, Suite F is currently vacant and we have negotiated with the property management and owners to "have first right of refusal" to lease this unit and expand our workout area. When leased, the two warehouse spaces will be combined by creating two 10 x 10 feet cutouts in the fitness areas. We anticipate the expansion to occur within 12-18 months. We are very happy to be adding this health-minded organization to our Park. As Property Manager, 1 will work with the occupants to ensure appropriate parking requirement are maintained. Based on their 1,700 square foot unit, we will allot them nine (9) parking spaces. With the addition of Suite F, they will be alloted an additional nine (9) spaces. Carlsbad Crossfit will be expected to use available parking spaces behind their suite, leaving premium parking in front for other businesses and visitors to the property. I have been the property manager for the Palomar Business Center for nine years. This center has 150 parking spaces for 39 units (approximately 50,342 square feet). Over the years, we have had varying demands for parking. Current Lessees utilize, on average, much less than their allocated amount of parking spaces. With the addition of Carlsbad Crossfit, we anticipate their demands on parking to be at their highest outside the normal business hours (Monday- Friday. 9am to 4pm) of our Park, thereby ensuring enough parking for their clients with little nor no impact to other Lessees.
