Below is a list of concerns the City has regarding the proposed signs. 1. The proposed Nl sign location is considered to be a roof sign, which is prohibited by the Sign Ordinance (21.21.41.020(65)). The only other sign within the shopping center that appears as a "roof sign" is the Sprouts sign. This sign is the major anchor tenant for the center and was permitted this type of sign with the original approval of the project and per the sign program. This sign has become a non-conforming sign as defined by the code and is allowed to be maintained as such. The City will not allow any new prohibited signs as defined by the sign ordinance. 2. Per the Sign Ordinance, one (1) square foot of sign area is allowed per lineal foot of building frontage. The building width which faces Marron Road appears to be 58 lineal feet. This would allow the total wall signage to be 58 square feet. A total of 92.89 square feet if wall signage is proposed. The monument sign (R3) and small directional sign (R4) do not count against the wall area sign allowance. Please confirm the length of the width of the building to deternnine allowed sign area. 3. Please correct the spelling of Marron Road on page two. 4. On page two, please add signs R3 and R4 to the schedule. 5. On page three, please identify the proposed signs (N2, N3, and R2) similar to page seven. Also identify the location of the LED trim (N6). 6. On page six, please identify the proposed signs (N4, N5 and Rl). On page seven, please show the location of the LED trim (N6). Please show the letter heights of all text. 8. Please review the sign area calculations for signs and provide the sign area for sign Rl on page 10. (Should be just under 7 square feet). 9. Please provide the area of sign R2 on page 11. 10. Please provide the area of sign R3 on page 12. 11. Please provide the area of sign R4 on page 13. 12. The site contains more signs than are shown in the proposed sign package provided for review. Please include all signs that exist on the site for future review. Please be aware that any proposed sign changes will require that all signs for the building and trash enclosure will need to be brought into compliance with the standards of the Sign Ordinance.
