The following are our comments:

The applicant shall dedicate an additional right-of-way along the frontage of Chestnut Avenue on the basis of a 68 foot right-of-way. The right-of-way dedication shall include property line return with a radius of 20 feet.
The applicant shall construct a wheelchair ramp at the corner return.
The applicant shall be responsible for relocating the existing power pole in the corner return in order to be clear of the sidewalk.
The driveway located near the corner at Monroe Street is not acceptable.
The existing street light on a wooden pole at the southwest corner shall be replaced by an ornamental street light per City Standards.
The applicant shall improve the half street improvement of Chestnut Avenue on the basis of a 68 foot street section.
The applicant shall improve the half street improvement of Monroe Street on the basis of 60 foot street section. The sidewalk location at Monroe Street as shown on the site plan shall be contiguous with the curb per City Standards.
The fire hydrant requirements shall be as approved by the Fire Chief.
The applicant shall install an ornamental street light on Magnolia Avenue as per City Engineer.
The applicant shall improve 42 feet of street improvement along the frontage on Magnolia Avenue.
