ISSUES REVIEW
Engineering Department staff has completed a review of the above-referenced project for
completeness and engineering issues of concern. All items needed for engineering review are
provided for determining the application as complete. Engineering issues which need to be
resolved or adequately addressed prior to staff making a determination on the proposed project
are as follows:
1.
2.
3.
4.
5.
The entry gate design located from Chestnut Av. must be altered to accommodate turn-
around for a passenger vehicle. Please revise plans to show that a vehicle can properly
turnaround and exit onto Chestnut Av. in a forward position. Plot turning radii.
Provide the church hours of operation and the day(s)/hour(s) that Coast Waste
Management picks up refuse. Will all of the gates be opened during the church’s peak
operation hours?
Show the site topography at the driveway entrance on Monroe Street.
The “Project Description” indicates that the entire parking lot will be secured under this plan
yet it appears that no gated security will be provided in the parking lot located closest to
Monroe Street. Is this statement inaccurate or are you planning to add a gate to secure this
section too?
Add the Average Daily Traffic to sheet TS-1. Based on estimated generation rates from
SANDAG, the ADT equates to 232 trips.
